: Casa Nicola is a south facing villa set in the midst of 3000 sq. mts of gardens with tangerine, orange, apple, nispero, nuts, peach, fig and vines. The views are of the valley below and distant mountains towards the coast which is ½ hour drive away. It is situated on the edge of the village of Ageito which has a bar and a local restaurant within walking distance, picnic tables and public barbeque area set under huge plane trees nearby. The A3 motorway is 15 minutes away which connects to the south and to Spain in the north. Oporto airport is about an hour’s drive away.

Upgrading: Since purchasing the property in 2004 the kitchen, bathroom and ensuite have all been upgraded. All windows and patio doors have been replaced with modern aluminium double glazing and a solar system for heating the domestic hot water has been installed. A small wood burning fire has been installed upstairs. A 12m x 4m swimming pool has been installed in the terrace below the house. All rooms have been painted.

The property ground floor: From the side door a lobby with W.C. off leads into a large well fitted kitchen with granite surfaces. The adega bar complete with wine barrels leads off the kitchen and into the double garage with boiler room off which houses the central heating boiler and newly installed hot water system. The downstairs lounge also leads off the kitchen. This room has a raised granite open fire place and leads through to the front door and stairs to the first floor.

Property first floor: Upstairs the sitting room / dining area runs the whole length of the front of the property with an enclosed balcony to the east side and an open balcony at the far end giving wonderful views south over the valley and to mountains in the distance. Two separate halls lead off the lounge, one leads to two double bedrooms and separate bathroom. The other leads off to a double bedroom with en-suite, and 3 further double bedrooms and linen cupboard.

The south facing garden is totally enclosed, mainly with granite. There is a fenced chicken run with fruit trees on the top terrace, with further fruit trees spread around the garden. The property has a main water supply as well as a bore hole and well which could be used for irrigation of the garden. There is a built in barbecue on the south facing side of the house.

There are several local village bars and a restaurant within a 10 minute walk from the property. The nearest towns are Paredes de Coura with schools, banks, shops etc. and Valença which is situated on the banks of the Minho river, with its wonderful walled city, open air markets and full range of shops. Spain is just across the Minho river from Valença. Oporto airport is about an hour’s drive from Casa Nicola to the south.

One of the main ‘Camino de Santiago’ routes, the ancient Pilgrims walk to Santiago de Compostela in Spain, passes along the road and crosses an ancient Roman bridge in the valley below the property.
